About Select Living
Who is Select Living?
Select Living is a Perth-based custom home builder as a part of Westlake corporation including Select Living and Trendsetter Homes. We design and build homes that are completely tailored to you - your lifestyle, your style, your story. No templates. No compromises. Just a considered, collaborative process that results in a home that’s truly yours.
How is Select Living different from a project builder?
Project builders typically offer set designs, pre-selected finishes and limited customisation. Select Living is the opposite. Every home we create starts from scratch, shaped around your block, your brief and your way of living. We focus on detail, thoughtful design and delivering one-of-a-kind homes that last a lifetime.
Build questions
How does the process work?
It’s a streamlined, step-by-step journey:
Discovery – We get to know you, your goals and your vision.
Design – Together, we shape the layout, look and feel of your home.
Selections – You work with our interior designer to choose your finishes, fixtures and features.
Refinement – We perfect every detail, making sure your home fits your life and feels truly yours.
Build – We manage the construction, keeping you updated and involved along the way.
Handover – Keys in hand, your new chapter begins in a home built just for you.
Support – From start to finish, we’re right there with you, guiding the process and making sure everything runs smoothly.
Are your homes turnkey?
No, but we are able to offer turnkey solutions if requested. We tailor the level of involvement to suit your needs and can take care of as much as you’d like.
Do I need to have my own plans or can you design them?
You can bring your own plans, however in order to provide the full experience we recommend that you work with us from inception to completion. Either way, we’ll work closely with you to refine and personalise every aspect of the design, so the finished home fits your life perfectly.
How long does a custom home build take in Perth?
The honest answer is: it depends on your block, your brief, and your council area. Any builder who gives you a single number without knowing those things is giving you a number designed to win your signature, not one they can stand behind.
That said, most Select Living builds run between 12 and 18 months from first conversation to keys in hand.
What does a custom home cost in Perth?'
Any figure we give you without knowing your block, your brief, and your specification level would be doing you a disservice. Custom home costs in Perth vary significantly — and understanding what drives the number is more useful than a range pulled from thin air.
The four things that most determine your build cost:
Floor area and configuration: the most significant driver, though design quality and structural efficiency matter as much as raw square meterage.
Specification level: the gap between entry and mid-range finishes alone can shift a comparable build by $80,000 to $150,000
Site conditions: slope, demolition requirements, access, and planning overlays all affect cost, and we assess these honestly at the Discovery stage
Design complexity: raked ceilings, feature staircases, large glazed sections, and custom joinery add cost. We will always tell you where complexity adds to the number so you can make those decisions yourself
What is the difference between a custom and a project home?
The short version: a project home starts from the builder's design. A custom home starts from yours.
Project builders offer pre-designed plans that are modified to suit your preferences, different facades, floor plan variations, selections upgrades. The process is efficient and the outcome can be excellent. But the starting point is always the builder's, and the home will always share its DNA with others built from the same plan.
Many builders now call this "custom." It is not, it is customisation within a template. There is a real difference.
